A floor plan is a tool for understanding how a home works day to day. Start with the overall shape and the position of the main rooms relative to the entrance and the sun.

Check circulation. Can you move from the entrance to the living areas, kitchen and bedrooms without passing through other rooms? Long corridors and awkward turns use space without adding function.

Look at the wet areas and the service spaces. The position of bathrooms, the kitchen, the laundry and the storage tells you how the home will be used. Check whether there is space for appliances and for the bins.

Measure, rather than estimate. Plans can be drawn to scale or may be indicative only. Check the dimensions of the key rooms against your furniture before you rely on them.

Compare the plan with the actual unit. Ask whether the plan has been approved and whether any changes have been made. A good agent can show you the approved drawings and explain what they mean.
